 Purchase Funds – Gift From Overseas 

We recently acted for a UK-resident client in the successful purchase of a prestigious property in Rainsborough Square. The client holds Indefinite Leave to Remain in the UK and funded the purchase entirely through a gift from their mother, a highly successful entrepreneur based overseas. The mother’s wealth was derived from dividends generated by her privately-owned business outside the UK.

Key Challenges

  • Due to the cross-border nature of the funding structure, the transaction demanded highly specialised legal and compliance expertise to ensure full adherence to the UK Anti-Money Laundering Regulations (AMLR) and to safeguard both the client and the asset.
  • Our bank declined to support the transaction, citing only ‘internal policy and risk appetite.’

  • Understanding the sensitive profile of the transaction, our team of expert solicitors undertook comprehensive KYC and AML due diligence, which included securing a formal legal opinion from our trusted AMLR compliance advisors. The conclusion was clear and unequivocal: neither the client nor the origin of funds breached any applicable AMLR.
  • Staying true to our Mission – delivering an exceptional property investing experience, we found a way forward by using an alternative bank and restructuring the transaction as a loan from a private bank.

We’re pleased to welcome Jessica Dhillon, a skilled Property Solicitor with over seven years’ experience in residential property law. Jessica advises on sales, purchases, remortgages, transfers of equity, and complex matters involving unregistered property and transfers of part.

She joined RSL LAW in May 2025 from a South-West firm where she led the Residential Property team. Known for her proactive, detail-driven approach, Jessica ensures clients receive clear, compliant, and confident legal support.
