3. Property Management
Before committing yourself to a purchase, you may want to rent a property to check whether you like the area you are chosen. If you decide to rent a property in the UK, you must remember a few fundamental rules:
- Insist on Assured Shorthold Tenancy, which offers you protection from unexpected eviction
- Ensure you have a written tenancy agreement in place signed by you and your landlord (the owner of the property)
- You will need to prepare a deposit the amount of which may vary between one and three month rent, depending on your renting history and references
- Ensure you get a confirmation from your landlord that your deposit is protected in one of the established and approved Deposit Protection Schemes.
- Tenancy term will normally be 12 months, which normally can be terminated on 2 months’ notice
- You may want to consider a Break Clause, allowing either side to terminate the tenancy after 6 months
