Turning Completion Day Chaos into a Success at Embankment Gardens.

At RSL LAW, we believe that no transaction is too complex to complete, and our recent sale of a property at the Embankment Gardens proves exactly that. Completed in September 2025, this nearly £2 million deal tested every skill in our arsenal: negotiation, strategy, and unwavering client commitment.

Key Challenges

  • Overseas sellers who weren’t always available to make quick decisions
  • A buyer pushing to slash the price at the very last minute
  • Sudden claims about missing items, leftover furniture and even an alleged historic leak

Then came the biggest hurdle: the buyer’s solicitors demanded £65,000 in “retentions” before completion. The buyer demanded to withhold part of the
purchase price until certain issues are resolved. In this case, it could have meant our clients walking away with £65,000 less on completion day, a move that would have cost them dearly.

Our Solution

At RSL LAW, we don’t give in to pressure. We protect our clients. We pushed back on unfounded claims, demanded evidence, and made sure our sellers understood their strong legal position. Instead of retreating, we steered the deal back on course with confidence and clarity.

The Outcome

  • Completion achieved on time
  • Clients shielded from unnecessary retentions
  • Client regained full control of the company
  • £2m sale secured in full
Your Money. Protected. RSL LAW Achieves Cyber Essentials Plus Accreditation

You may have read in the press about cases where solicitors accidentally transferred client funds to fraudsters after their email systems were hacked. These stories highlight just how serious the risk of cybercrime is in property transactions. At RSL LAW, we refuse to take chances with our clients’ money. That’s why we’ve invested heavily in cyber security and independent testing of our systems. We are proud to share that RSL LAW has been awarded the Cyber Essentials Plus accreditation, the highest certification from the UK’s National Cyber Security Centre. This means our systems have been tested against real-world cyber threats, giving you peace of mind that your funds and personal data are safe with us.

RSL LAW IN THE PRESS Challenging Misplaced Blame in the Homebuying Process

At RSL LAW, we’re on a mission to turn the frustrating homebuying process into an exceptional property investing experience. Our founder and CEO, Tatiana Sharposhnikova, recently featured in the national legal press, challenging claims that solicitors are to blame for Britain’s ‘broken’ property market.

Key insights from the report:
• Less than half of buyers surveyed (41%) found securing a mortgage offer straightforward
• Lender delays, not solicitors, are a leading cause of failed transactions
• RSL LAW focuses on solutions, guiding clients through a clear, stress-free process

Big Savings. Little-Known Benefit. Trusted Expertise. RSL LAW Launches New SDLT Refund Service for Overseas Buyers Moving to the UK

We’re pleased to announce that RSL LAW has successfully secured its first Stamp Duty Land Tax (SDLT) refund for an overseas client who recently relocated to the UK. This marks the launch of our new service designed specifically for international property investors.

Overseas buyers pay an extra 2% SDLT surcharge when purchasing UK property. But if they become a UK resident, they may be eligible to reclaim that surcharge from HMRC, a refund worth thousand, and a benefit many investors miss. Residency is based on the ‘183-day rule’: you are considered a UK resident for SDLT purposes if you spend at least 183 days in the UK during a 365-day period that must fall within the window of 12 months before to 12 months after completion of the property purchase.

How RSL LAW Helps

  • Confirming eligibility and key deadlines
  • Preparing and submitting claims to HMRC
  • Coordinating with tax advisors where required
  • Ensuring full compliance with HMRC standards
Why Trust RSL Law?

We combine technical expertise with proven success. Our new SDLT Refund Service ensures overseas clients don’t miss out on valuable refunds while staying fully compliant with HMRC requirements.
